一个深受其害的买房者

买房还是租房好,因人而异!

我个人经验认为,

卖房的好处是:拥有独立活动空间(独立屋);小孩可以在前后院玩; 合适的房子有升值的空间(独立屋比公寓要强);自住兼出租可以分摊贷款的压力,但最好选择分门出入的。

租房的好处是:来去自由,如果短期在多伦多,则宜租房; 两口之家则宜租房,等有小孩了再买房; 工作还不稳定,则宜租房;

总之,买还是租,因人而异,根据自己的情况和实力和需要,再决定是否买还是卖。

按照现在的房价和贷款利息,还是租房核算。虽然不是那么方便了,但是省事了。人死了,房子也带不走,留着干什么?除了背上一笔债务,没有什么好处。

买房不是为了省钱, 是lifestyle, 买房比租房肯定贵点, 如果一次付清的可能好点

我觉得“酷人”楼主应该是买房时被自己的经记误导了,至少他(她)没能够根据您的收入和首付来提供一个价格上线。 不过既然都买了,也别太烦心,刚开始的供款确实大部分都付的利息,要不银行哪赚到赚钱啊? 如果您的mortgage不是锁定的那种,可以跟银行商量适当增加每月的供款额,这样就会有多一些的钱
还到本金,当然这要根据您的收入而定。

0% down payment is a bank trick to let you buy a house, but you need to pay the premium (insurance in case you cans not pay the money back to them) very high.

if you have 25% down, you don't need to pay the premium. But you need to have high salary job for the mortgage.

if you earn 30K/year, your bank will lend you only 7K -- 10K depend on your credit. this means that you can only buy a home @ between 100k --- 140K ( where to find home @ that price Arround Morning Side? a 15-20 year condo?) you still need to pay down payment $35000, $500/month condo fee + 500-600 mortgage + all insurance)

so it is arround 1200/month like a 2 bedroom condo rent, still good.

If you have 35% down, the bank will not check your salary, just give you a loan. But remember 35% of how much?

My salary is 35K/year, RBC ask me for 30% down payment to guaranty the loan @ 6.3% 3 years term

My Bank TD Bank gave me 6.1% for 5 years term.

I buy an under constrution condo last year, 1 bed room 600 feet square, 3rd floor @ Young & 16th,

It cost me total $190,000 ,
(I up grade the bath tub with wrilpool 按摩浴缸,) $3200
first time buyer no tax,
$4500 closing administration fee,
$950 RBC mortgage administration fee
$1200 Lawyer fee.
$57000 Down payment

Just to move in I need to pay $66850 and later new condo $280/month condo fees, and $950 mortgage fee including home insurance

Now I rent a 1 bedroom in a friend house $500/month all included cable +utulities, but I need to pay my own cellphone

It cost a lot in Canada to get your own home, I know you guys feeling.

I have never rent in my life, I always have my own house, I am on my 40's.

The most important thing is get your English better to get a good payjob,  you don't need further education, don't spend all your day to study. I know that, because I am an example.

My first job, first year pay me 1600/month $19200/year, work for Canadian all benefit included

I go Seneca to improve my English,

1 year later I change my job $2000/month $24000/year

after 1 year I get raise until $27000/year (work for Chinese boss, no benefit)

I give up the job because I cannot get raise anymore.

I find another job through Canadian agency,

6 month contract @ $30000/year in a Canadian Head office.

I get the offer @31000/year + all benefits,
6.5h/day, 15 days pay vacation/year, 6 sick days/year,
2 weeks during Christmas off, 100% family medical insurance included 100% dentist,  5% of salary of old age payment/year, 4% of salary cash bonus/year.

and average 2.5%-- 3% raise every year.
I work for the company full 3 years on March 2008, I am now @ #35000/year.

I am still going to Seneca part-time, 2 times a week for CPA Certificate and Human Resource Management Certificate, because the office CEO will be retire on 2010, I want his position. I have 3 years to finish my study.

I get tax return for the study, I pay arround $900 -$1200/ year for tuition, I get tax return arround $1500/year.

Don't get discourage, you can do it, just think about what you want and work on it.

比较要同一层次比较。你现在500块租的房和你买的不是一个级别。你要租你现在买的那种房肯定1000块不不来。
不知你说提高英语,工作之类是说明什么。是要说明只要工作找的好房子不是问题吗?可我8万拿了几年了也不觉的现在的房子容易负担。

买房看情况

买了house,心里就感觉很踏实,不用每年都要看报纸,找房子。你说的所谓无休止的费用,其实除了还银行的贷款,其他项目租房也是难以避免。 最主要的是,有了家的感觉,不用再看着房东的脸色行事了~

这公式容易造成误导,这并不表明25年的rent就能买246000的房子,即使按照5厘的贷款利率来算,每月820刀25年后也就等值150000不到的贷款,况且这还没有包括地税,水电开销,如果是condo还要算上管理费,更重要的一点遗漏就是贷款利率,现在的贷款利率已经是相当低了,我们不去算80年代初期的20.4的利率,光回到90年代初期的12.4也够呛了,再少算点,按照银行现在的10年锁定利率7.8的利率来计算,也仅仅够买11W的房子而已(这还不包括之前所说的地税以及水电或管理费的开销).
这个公式太片面,容易误导还没买房子的同志!!!

你借银行的按揭是个Good debt, 还钱是复利计算的。个中好处想想就悟出来了。:)
