a city may easier to rent and look after as you can find a good tenant, such as Niagara Falls. find a good tenant is easy. you may feel this city is too far away, but the management is no different.
foreigner students are not the good tenant at all. in my business. They are rich but they do not know how to
manage their life. they do not have a good credit record. second, they rent the place for 1-2 years. that can increase the re-rent and clean up the cost. many small landlords have same problems to rent house or unit as lack rental experience. every year landlord loses a huge as rent to a wrong tenant.
solution: before purchase property, find a good city to invest. before rent, it, find a good property manager. not a real estate broker or agent. charge 1-month rent, after rented, they do not care. must find a manager continue to look after. find an over 25-year experience guy. Property management skill is not like what you learn in school. or just to have the opinion of an experienced guy to manage your own property.
I did have a rich student rented my unit in an apartment building. an expensive camera, bed, cookware, all left behind and paid extra one month rent as not completed the lease term and paid extra cost to repair a big hole in the wall they damaged. also, the father said sorry about it.
