It's buyer's resposibility to hire a home inspector - for #300 you will know for sure from a professional.  There is a standard clause in the offer to waive the contract upon the home inspector's result.

但是因为法律文件问题给买主造成的损失呢？刚才只是那么比方，比如这个房子根本不是卖主的。或者他的尺寸不到，今天卖房的时候把backyard做大点，明天有律师告诉你那块地不是你的，或者哪几个房间是他已离婚的妻子的，他没有处置权。买主要承担所有责任的



It is the buyer's lawyer's resposibility to check the title.  Also you have an option to buy a title insurance for $300 to cover the above risk.  By the way, it is standard for the buyer to ask the seller to provide a survey which offically tells the log size. If not, you can order one from the prov office for $1000 - but you will have the right to deduct $1000 from the offer.

经济起到marketing的作用，还有买卖双方经济为各自客户做参谋的作用。然后就是毕竟买房的人都很忙，每小时的机会成本都很高，与其自己找一个月房，损失1万块，还不如找个经济，有好房告诉自己。

但是有什么事是一定要经济来做，不然有风险的吗？

The document (offer) is standard and can be downloaded for free. It is in Acrobat format with the dropdown selection to fill out the contents.  Buyer's agnet does not really 准备文件 - or it takes less than 10 min to print 4 copies from their home printer.
