For the telants, if you don't like to stay with the landlord, you have the rights to leave her for a satisfactory home;

For the landlord, if you don't like to stay with the telant, you have the rights not to rent your room out.

2)房间温度夏季要达到我喜欢的凉爽, 要开足空调才可以;
3)我掏钱房租了,我就可以随意:
  -- 房间里开几个照明灯具, 不必随手关灯;
  -- 2条内衣内裤也要开满一次洗衣机;
  -- 经常带男或者女人呆到半夜不走;
  --上下楼梯跳动行走, 半夜不想睡觉, 就开音响电视收音机做饭喝酒, 而全然不顾隔壁邻居正在休息;
  -- 随意在房东的地下室出出入入
..........

如果大家真的想实现"我付了房租,我就应该有权随我心意"的境界的话, 那末真的不要租住人家的house而同房东share了, 还是不要在乎那点钱, 多花点钱租住公寓楼好了, 毕竟那样自由自在一些.

相反, 如果大家还是真的在乎那点钱的话, 就不要心里认定"随意", 毕竟是share居住, 只要不过分, 还是不要认为遇到了"坏房东"; 而一旦当你认定了"坏房东", 你可以"用脚投票"--选择离开.

二.对于大多数房东们, 出租房间应本着补贴买房开销的目的, 而非尽量赚钱, 对吧?基本的出租居住条件,是要满足的.

1) 比如冬天房间的温度, 你想省钱, 不怕冻, 11月份中旬了,还不开暖气, 可以. 但是, 你不能要求房客跟你一起受冻, 你应该提供电暖气给房客, 至少使人家的房间里面达到22度, 对吧? 夏天里, 你不想开空调, 不怕热, 可以, 但是你应该提供电风扇给房客. 只要房客不是"缺乏公德的房客", 你不要担心他(她)们会全天24小时(即使人离开房间)也开着你的电暖气和电风扇的.

总之:
1) 房客们: 尊重他人生活, 节约水电能源, 是每个人起码的的公共道德, 房客们要做一个"有道德的房客", 大家应该没有异议吧?
2) 房东们: 满足出租要求的居住条件, 关心房客生活中的不便之处,要做一个"有道德的房东", 大家同意吧?

对于房东房客们, 都做一个"有道德的"人, 不要做"缺德的"人! 不足之处, 请大家补充.

我是房东,房客浪费一点我都觉得没关系。毕竟每个人生活习惯不同,要求房客象房东一样节约也不现实。return 太低我就把房子买了。我最头疼的是房客中有人不太考滤别人,半夜两三点还带朋友来玩,影想别人休息。还有就是作完饭把炉子弄得很脏,也不管。房客之间相互有意见不能自己解决,我除了作房东还得作manager。这些事情让我头疼不已。

If a Landlord is a really cheap, terrible person, why should a tenant to be gentle then? Take the same dirty way back. Dirty Landlord only deserve the dirty way back. Isn't it?

I think you are a LANDLORD. I agree if the landlord and the tenant can't live together anymore, they should let others go. It is a fair business. But also in Canada, the landlord can't kick any tenant out until April during the winter time, even the tenant DOES NOT pay the rent. The landlord only can go through law suit to legally let the tenant out, but it usually takes 3~4 months to do so.
If a Landlord is a really cheap, terrible person, why should a tenant to be gentle then? Take the same dirty way back. Dirty Landlord only deserve the dirty way back. Isn't it?

我特别不理解有些房东要求少猪食,这是租房还是租仓库啊???
租房是打电话联系到这样的房东,只有请他租给菩萨或者上帝,这两个老兄才不食人间烟火.

Here has no MISLEADING. In Canada, without court order, even the Landlord called police in, the plice only can be his witness, police can't help Landlord to kick tenant out either. Police only can be the WITNESS. Only the JUDGE has authority to make decision. If the Landlord wants to see a judge and get all of his evidence ready to ask Judge for a decision, you may need to wait for 3 to 4 months, even the tenant DOES NOT pay the rent.

好了,作为房客,如果你真的希望获得“租客”特有的“权利”来同“恶”房东战争的话,那么请不要吝啬多花那么一点钱,租下APARTMENT或者单独的BASEMENT或者整个HOUSE来单独使用,而成为法律意义上的真正的房客;作为房东,如果遇上了“恶”租客,也大可不必太为难自己,不妨使一使房屋地税纳税人的权利,请“纳税人保姆”警察同志来解难。

能够报警的都起码会说英文,2 抱税的没有偷税的。有钱干吗不自己住的舒舒服服的,还操这份心。说了这么多,还不是让别人帮手负担房屋。房客不好的也有,房东毛病多 的也大把

Now we are talking about the Landlord who doesn't provide enough heat, who doesn't respect Tenant's privacy and going to their room without telling them, who doesn't give them money back reasonable. To deal with them, only can use dirty way, isn't it? I don't think in this case, police have any authority to make any decision. They only can spend a lot time and money to see the Judge.

So you don't have to work so hard to scare others. Just try to be nice to your Tenants.

Okay, seems like you are in disorder now, look at your words and writing, why not focus on the clear definition of "Tenant" in legal! Why just encourge other people to make illegal fightings and bad results? Are you in a very bad living environment and social relationship environment now? Are you fighting or did you fight with your landlord now or before?

这里的地球人都知道,有恶房东, 也有恶租客; 你遇到了恶房东, 你可以选择离开, 房东再恶, 他们也不敢把你关起来吧! 就象你留学/移民加拿大, 你觉得这里太"恶", 你可以想很多人那样"回流"呀, 没有哪一级的政府会强留你的, 明白吧??

如果你以前或者现在"战胜"或者"制服"过你的"恶"房东, 实现了让他们老老实实地"供奉"着你的目的. 那很好啊, 你很能干, 但是根本的原因你要清楚,你很LUKY ! ---- 要末是因为你的房东太善待容忍你这个"e"租客了, 要末就是前面那位孩子提到的因为英文不佳而惧怕同警察打交道(虽然交往警察可以要求国语服务).

每个人都有"用脚投票的权利", 你为何舍弃这个和平的权利, 而非得要象一只亢奋的斗鸡一样""哪? 而且是非法战斗哪? 最重要的是, 你不愿意听从别人善意, 喜欢自己斗争, 那是你自己的事情, 你不好在这里胡乱地、在自己都没有搞清楚基本的租客概念的情况下、鼓动同胞去“take 你所谓的extrem way”违法行事, 好吧?

房东和房客我都做过,我写这篇贴子,从开始到现在,都是希望房东和房客能够防患于未然,房东房客事先制订出行为准则来,在遇到“恶房东”或者“恶房客”之前,就能够避免那种极端情况的出现,这样对大家都好。象你举出的例子:“Now we are talking about the Landlord who doesn't provide enough heat, who doesn't respect Tenant's privacy and going to their room without telling them, who doesn't give them money back reasonable.”这些都可以在你决定入住之前,跟房东订出或者是让他们明白这些规则来,是吧?而且规则还可以远远不止这些。

如果符合你的要求,那么你才住入;否则,你完全可以选择满足你要求的房东,没有任何人敢强迫你租房的,对吧?多伦多现在空房间不少吧?你完全不必事先什么要求都不提,非得等待日后要“恶”房东“DIRTY”你,然后你再去“take 你所谓的extrem way” “违法”斗争的,你何必这样喜欢折腾哪?你有空?你不累??你不乱???

MR or MS Brampton2, 如果你真的喜欢同您的“恶”房东“斗鸡”, 那么再次也是最后一次善意地提醒你不要吝啬多花那么一点钱,先租下APARTMENT或者单独的BASEMENT或者整个HOUSE来单独使用,然后再以法律意义上的真正的房客身份斗争,这样才凛然、才正义、才大胜算。

同样如果房客遇到贪财没人性的房东(冬天不开暖气,不尊重房客隐私的...),当然同样可以采取法律手段,(包括拒付房租)保护自己

这里的地球人都知道,有恶房东, 也有恶租客; 你遇到了恶房东, 你可以选择离开, 房东再恶, 他们也不敢把你关起来吧! 就象你留学/移民加拿大, 你觉得这里太"恶", 你可以想很多人那样"回流"呀, 没有哪一级的政府会强留你的, 明白吧??
确实不明白,为什么房客受了委屈就只有躲一条路?对付无理欺负人的恶房东应该采取强硬的手段.

房东和房客我都做过,我写这篇贴子,从开始到现在,都是希望房东和房客能够防患于未然,房东房客事先制订出行为准则来,在遇到“恶房东”或者“恶房客”之前,就能够避免那种极端情况的出现,这样对大家都好。象你举出的例子:“Now we are talking about the Landlord who doesn't provide enough heat, who doesn't respect Tenant's privacy and going to their room without telling them, who doesn't give them money back reasonable.”这些都可以在你决定入住之前,跟房东订出或者是让他们明白这些规则来,是吧?而且规则还可以远远不止这些。
这些是法律来的,还需要入住前签订?房东有责任做这些无论房客有没有要求!

同样如果房客遇到贪财没人性的房东(冬天不开暖气,不尊重房客隐私的...),当然同样可以采取法律手段,(包括拒付房租)保护自己

请不要舞蹈同胞或者同学,要先明白法律上关于租客的定义:不要吝啬多花那么一点钱,先租下APARTMENT或者单独的BASEMENT或者整个HOUSE来单独使用,然后再以法律意义上的真正的房客身份斗争.

在这里,如果你只是租住一个房间,其它都是同房屋主人SHARE居住,那么你就不是一个真正法律意义上的租客,而是一个经房屋主人同意“共同居住”的一个“住客”, 尽管你为取得这个允许支付了“金钱补偿”。在这种情况下,如果你的所作所为被房屋主人认为“HURT”了他,或者使他的安全受到了危险,那么作为房屋地税纳税人,主人有权招来警察来“驱逐”“不受欢迎的”“住客”的。
