this is not a proper comarision. it is missleading.

capital gain comes from : sales price minus purchase price.
cashflow method is used to evaluate the current value of the property or future value.

the author is talking about the cash-in to cover the daily expenses. it is then a like running business to create necessary cash, or return of the earning to be better. when you put a big amount for the investment, do you just want cash?not equity? not profit? $100k can buy you a better business, but not sufficient for the property.

high leverage (>70% mortgages) is considered dangerous for any business.
