You do have guts to rent out to Caucasians or are you slightly retarded?!
Too late for you, here are some hindsight wisdom :
( 1 ) Never rent out to anyone WITHOUT a job!
( 1 B ) Check & ask reference letter/ phone# from his previous landlord; if OK, proceed to #2, if not, DUMP him at once, no need to talk further!
( 2 ) You need to see current employment letter and what is his monthly income.
( 3 ) If he say the current job is a new job, then, ask for previous company's monthly income statement.
Get the phone # of both companies ( The previous and the current _) and have a chat with the manager or owner. If Ok, go #4, if no good, just say you won't accept his offer.
( 4 ) if #3 seems OK, then ask him to show you his bank statements ( at least 3 months ).
( 5 ) If #4 seems OK, then ask his current company to be his guarantor for this lease; meaning you must have an official paper lease with him.
You must know the exact address of the company and you should pay the company a visit to see whether it was just a bogus place setup by his buddies.
( 6 ) Upon signing the lease, he must pay you 1st month & last month as deposit. When you received the 2 checks, add a clause stating the deposits are not refundable; that means the lease will starts at least 15 days after signing the lease!
There are many tactics implemented in the lease to protect a landlord but it will be too voluminous to disscuss here.
