Ontario law is not fair to the landlords. No other business is required to provide goods or services without payment, yet landlords must by law allow tenants to remain in their apartments for months, the law allow tenants to
deliberately abuse the system. Tenants knows how to take advantage of the system and live for free.

If tenant don't pay rent, I tell them giving them 3 days to pay, after 3 days your last month rent will be automatically be placed for current month's rent,  when last day of the month comes, I will Packed their stuff and put them out side and change the lock and that's it.

Yes, it is tough landlord's way to counter the unfair system. But you must be strong enough to move their stuff and if they preventing you to do so, there might be a fight, if police is called, they would not allow you to do that. Furthermore, the tenant can go to landlord tenant board to sue for damages, even if they already moved out, the landlord can lose big.

It is money that matters. A lockout is a crime, regardless the rent is paid or not. it is called "entry and detainer". if the tenant sue you, the damages could be up to 5,000.00 dollars, their winning rate is almost 100% in this kind of cases, all he need is a rent receipt from you or a letter of that address. if you don't pay, they can put a lien on your house. the tenant have nothing to lose, they can even get legal aid lawyer go to court against you. It is not wise that landlord take the law in their own hand.
the only thing landlord can do right now is go to the MP, complain about the unfair law, hopefully they will change the law some day. Throughout Canada Only in Ontario law is pro tenant, unfair to landlord.

意思就是说,为了把无赖房客赶出去,房东要损失至少三个月的房租以及至少570刀的处理费用...

couple of months ago, in downtown Toronto, a Chinese landlady tried to collect rent from a tenant in her basement, she was beaten into a coma, no one did a thing in the basement. police got a call from her brother outside of Toronto 4 hours later, she could be died if her brother didn't call.
The law is so unfair to the landlord, something must be done before next tragedy strikes.

The hearing delay in Ontario along is the longest in any Canadian jurisdiction, longer than the entire process in four Canadian provinces.

We are asking the provincial government to:

1. Clarify the "Tenant" definition. Anyone rent a room in an owner's home should not be subject  to the Residential Tenant Act. You rent a bedroom in a landlord's home, House rules. Regardless whether the owner share the kitchen/bathroom or not.
When a roomer threats the owner's safety, the owner should have right to ask the roomer to leave to avoid further confrontation. Due to proximity, a hostile roomer can impose a great threat to the owner. Examining the previous brutal violent incidents occurred (a roomer kidnapped and killed the landlord's 9 year old girl; a roomer beat the landlady into a coma), which shows that both roomers were live in owner's basement.
A person rent a bedroom in an owner's home is a roomer, should not be subject to the Residential Tenancies Act.

2. a. reduce the initial removal notification period from the current 14 days to 5 days;
    b. require hearing to take place in 5 days instead of the current 29 days;
    c. allow private bailiffs to enforce the evictions instead of 6-8 weeks for the sheriff to do it.
We ask the provincial government to bring the rent dispute process to both fair to the tenants and the landlords.
