did you take homes for rent into account ? Say, 50, 000 is like 20,000 families (or singles). How much percentage of them has to buy homes ?
If they do not afford or if they do not want buy right after ? and vacancies of apartment buildings ?

包括其他省份进来减去离开的,
大多伦多每年至少进入10万人,
本身减去死亡的每年净增大概5万人,
总共15万人的增加额,
现在大多地区开足马力建设condo,
每年也就18000套左右,
加上独立屋不到10000套,
每年不到3万套的新房建设量,
远远不能满足需求,
供求关系也是造成多伦多房屋价格高估的原因,
至于按照西方标准的负担率,
对于打算艰苦奋斗的新移民来说根本不算什么,
尤其对中国大陆来的新移民,
书呆子拿早期的负担率来说事也是低估了社会的变化,
我依然判断多伦多房市大幅下挫(5%以上)的机会少得可怜。
