What is the most important in this case is witness! Even though you have some pics, she can still accuse that you made that up. But witness will be more helpful. You need to find your tenants who would like to prove her misbehaviors. And also, you can find the police who handled your case in different times. At last, you can try to find her previous landlord to prove that she did all these on purpose.

I thought in Canada or at least in Toronto, landlord is not in the best position to win in the court or tribunal. first it takes you 3 month to get somebody out of your property without rent paid. if you evict them without proper notice or reason, you have to pay them 3 month rent compensation. I heard some bums using this loophole to get money from landlord year after year.
May be things is not that easy as you thought. As a tenant they have nothing to lose and more to gain, as a landlord you have lot to lose and nothing to gain may be just rent collected. the tenant can make a anonymous phone call to fire department stating that your property is not fire retrofit to rent, then you will get up to $5,000.00 fine without warning from the fire department. You won't even get a chance to defend yourself and you don't even know who did it. that may be one way to make the balance between rich and poor for the system. Poor definitely have more power then the rich. The tenant can black mail the landlord anytime they want, and wins every time.
