Hi,
i was hurt before by the tenant that he did not pay and stole things.
From then on, i became picky on tenants. When people came to see the place, i would try to talk a bid in the phone, and tried to show the place longer or more than one time to the person, and ask them to fill application form. Doing that, i got more chances to learn about them before accepting them. If i do not like them for whatever reason, not to allow them to move in.
After they moved in, i only require them pay on time and do not damage. they can use wather and heat as they wish. Rental fee can not be increased anyhow, has to match the market price.
