今年十月前半月大多地区房地产销售报告

大多地区房屋转售情况的变化反映了经济的状况。
    08年10月17日----大多地区房屋转售市场趋缓,前半个月只有2700套房屋易手,多伦多地产局主席莫琳奥尼尔今天宣布.
    和去年同期相比下降18个百分点,去年完成了3297场交易.和前年同期相比下降了10个百分点,那时的交易为3007套.
    多伦多市区在前半个月有1140套房屋易手,同去年的1446套相比下降21个百分点,同2006年的1312套相比下降12个百分点.
    在905区,这个月前2周的销量为1560套,相较去年的1851套下降16个百分点,相较前年的1695套下降8个百分点.
    整个大多地区10月份的前半月销售价格普遍下降,由去年的平均价格399013下降11个百分点到达353772,多伦多市区从441878下降15个百分点,到达375804.
    在905区,现在房屋的平均价为337671,比2007年的365527的均价下降8个百分点.
    目前在多伦多地产专用网共有27559套房屋待售,比去年同期的21182套待售房相比增加30个百分点.
    "更多的选择意味着卖方需要等待更长的时间,相比去年的29天,现在要34天" 奥尼尔女士说,"成交价格为出价的百分之97".
    在整个大多地区,个别区域的销售反而有所增加.
    奥沙瓦(E16)和去年同期相比增加百分之十五,主要是由于独立屋的销售强劲.
    BRAMPTON(W24)和去年同期相比增加百分之二十一,因为连排屋销售旺盛.
    市中心东区(C08)和去年相比增加16个百分点,是由于CONDO的大量转手的结果.
    NEWMARKET和去年同期相比增加17个百分点,这是CONDO和半独立屋旺销的结果.
    在月底和2006年比较的资料随后会公布出来,那样会更全面的反映目前的市场状况.
    "虽然我们将继续关注全球经济的走势,但本地的地产行情才是决定我们市场情况的因素"奥尼尔女士说,"在创下2007年历史新高之后,2008年是一个另人鼓舞的买方市场".

"Households in the GTA have become more confident in purchasing a home over the past three months," said TREB President Maureen O扤eill. "Affordability, due in part to very low borrowing costs, has played a key role."

3,681 TRANSACTIONS IN FIRST HALF OF APRIL
TORONTO, April 17, 2009 - Greater Toronto REALTORS® reported 3,681 transactions in the
first half of April, down seven per cent compared to 3,955 during the same period last year.
“In lock-step with the favorable March results, resale housing market conditions in the first half of
April were markedly improved compared to the winter time,” said TREB President Maureen
O’Neill.
“Households that were on the sidelines at the beginning of the year are now taking advantage of
lower interest rates and lower home prices.”
The average price for MLS® sales was $383,161, down four per cent from $399,117 last year.
“The average home price in the GTA stabilized as resale market conditions tightened over the
past two months,” according to Jason Mercer, TREB’s Senior Manager of Market Analysis.
“Existing home sales increased relative to new listings.”
